Welcome to this public consultation website which presents an emerging proposal by Levison Rose Homes for the development of three new homes and improvement works to the existing car park at The Crown Inn.

Levison Rose Homes are a local family-owned company that take pride in designing bespoke quality homes in pleasant surroundings. Recent locations for development undertaken by Levison Rose Homes include at Alrewas, Rolleston-on-Dove and Aldridge.

This website forms part of a wider consultation being undertaken by Levison Rose Homes and provides information on the proposals as they emerge. Included on the website is an online survey which we hope you feel able to complete.

As part of our preparation for a planning application, the team has engaged with the Local Planning Authority and Parish Council. The local primary school is also aware of the proposals and have spoken to the team about the importance of the car park to parents/guardians of children attending the school.

THE SITE

The site forms the pub car park which serves the Crown Inn. The whole site is located within the Conservation Area and is close to a number of heritage assets.

As part of preparing for an application, the team have engaged a heritage consultant to better understand the significance of these various heritage assets and how our proposals might affect them.

We have also undertaken work to better understand the parking needs for the pub and wider community. That work is ongoing but we know that the car park is well attended around school drop off/pick up. The current car park is poorly surfaced, lacking in lighting and has no marked spaces which leads to an inefficient use of the land.

OUR PROPOSALS

OUR PROPOSALS

The emerging proposals involve the development of three new homes on part of the existing pub car park. These 3-bed homes are each provided two car parking spaces each, located to the rear of the homes.

One of the two existing access points into the car park will be closed with the existing access located closest to the primary school retained. The retained pub car park will be levelled and re-surfaced with new low level bollard lighting and landscaping to provide an enhanced and safer car park. The delineation of 33no. parking spaces will be undertaken to provide on-going car parking for the Crown Inn and for the wider community.

The ownership of the car park would be retained by the pub company although the improvement works would be undertaken by Levison Rose Homes.

As we continue to work towards an application, the team have engaged with the Local Planning Authority to gauge their views, as well as notifying the Parish Council and Primary School.

CAR PARKING

We understand the car park, whilst there to serve the needs of the pub, is frequently used by members of the community. We recognise this is particularly important for parents/guardians of children attending the Primary School.

Car parking surveys have been undertaken, and further surveys will be undertaken in September, to guide the team on an appropriate number of parking spaces that will continue to serve the pub and local community. The results of our initial surveys are reflected in the proposed layout we seek your views on.

NEXT STEPS

A planning application is expected to be submitted later this year. Following the submission of the planning application, East Staffordshire Borough Council will undertake a period of statutory consultation on the application. At this stage you will have the opportunity to submit your comments on the application to the Council before a decision is made.
